The NRUA (Unique Rental Registration Number) is a mandatory identifier in Spain, in force since July 2025, for properties used for tourist accommodation and short-term rentals. It officially registers real estate properties at the national level with the Land Registry in order to verify their legality. It is required to publish a listing, accept bookings, and avoid penalties, including the loss of the rental license.

It is an identification code for properties offered for temporary, seasonal, or room-by-room rental.
• Is it mandatory?
It is essential to rent out your tourist accommodation and publish a listing on any website, including your own, as well as on platforms such as Airbnb, Booking, etc., starting in 2025.
• What is it for?
To ensure that short-term stays comply with regulations, regardless of any existing regional license (such as the HUTG number in Catalonia). Important: both are required.
• How and where can it be obtained?
The application can be submitted through the Digital One-Stop Shop of the Ministry of Housing and the Association of Registrars, or at the Land Registry office in your city.
• IMPORTANT from 2026 onwards: Annual information declaration
NRUA holders must submit an annual declaration reporting the stays carried out during the previous year (Order VAU/1560/2025). This procedure is completed through an online application called N2. You must declare the start and end dates of each stay, as well as the number of guests who stayed in the property.
